About these terms
These terms govern your use of villamatsu.com (this website) and your booking of Villa Matsu, a property in Nakafurano, Hokkaido, Japan, managed by H2 Group. By using the site or making a booking you agree to these terms.
Bookings
Bookings are processed by our booking partner RoomBoss at book.villamatsu.com. A booking is confirmed only after we (or RoomBoss on our behalf) acknowledge it in writing and the required deposit has been received. Rates shown are guideline; final rates depend on dates, length of stay and guest count.
Payment and deposit
A 20% non-refundable deposit is due within 48 hours of booking to secure your reservation. Full payment is required 60 days before check-in. Payment instructions are issued by H2 Group when the booking is confirmed.
Cancellation
Cancellations more than 60 days before check-in forfeit the 20% deposit. Cancellations 60 days or less before check-in incur a 100% cancellation fee. Travel insurance is strongly recommended.
House rules
Maximum occupancy is 7 guests. Minimum stay is 3 nights. No smoking indoors; no pets; no parties or events. Quiet hours apply between 10:00 PM and 7:00 AM. Guests are expected to respect the property, neighbours and local onsen etiquette.
Damage and liability
Guests are responsible for any damage caused during their stay beyond reasonable wear and tear. H2 Group is not liable for personal injury, illness, or loss of property during your stay, except where required by Japanese law. We strongly recommend travel insurance covering medical care, cancellations and personal belongings.
Use of the website
You may not use this website to attempt to access non-public systems, scrape content for commercial republication, or interfere with normal operation. Image, text and code on villamatsu.com are the property of H2 Group / Villa Matsu unless otherwise indicated.
Governing law
These terms are governed by the laws of Japan. Any disputes that cannot be resolved by good-faith correspondence will be subject to the exclusive jurisdiction of the courts of Hokkaido, Japan.
